ADU's - Granny Flats - Second Dwellings

Recent changes to ADU's (Accessory Dwelling Units) have made them easier than ever to get permitted. The County of San Diego even has pre-approved plans for free.  Below are a few examples of County standard plans.

1200 square foot ADU
2 bedroom and 2 bathrooms

This is Plan C from the County of San Diego's pre-approved plan list. This plan has 2 bedrooms, 2 bathrooms, and an open design with the kitchen and living room area.

How much does an ADU          Cost?  $299,000*

Some included features:*

  • Tile Showers

  • Solid Surface countertop(quartz stone, granite...)

  • Vinyl plank flooring throughout.

Custom ADU

Can't find a pre-approved plan you like or maybe it doesn't fit your property, or you want to add a garage to it as well? We can get you in touch with a designer and create a custom ADU to fit your needs.

Costs: A custom designed ADU is a longer and more expensive process but you get to create the perfect house for you. On average, the living space is around $250 - $300 a square foot while the garage is $100 a square foot and covered patios are about $40 a sqft.* Prices can vary drastically based on design.

Permit process

The permit process varies greatly depending on the area you live in. It could be as quick as two months and as long as a year+ to get a permit. Also, while many of the permit fees are waived, there are still some permit fees, and school fees. These also vary but $8 to $10* a square foot is a rough idea.

Site Development

Each property is unique and will require a site visit from us to address the needs of the house. All houses will need to have a graded and certified house pad. They will also need to have utilities, such as power, sewer, and water to the house. We can typically do this for around $20,000* but the price could vary wildly based on the property.

For all other cities, check with your local building department for current information. Also, check with the Fire Department regarding their requirements. If you are on a septic system, your local health department can give you information if your system needs to be expanded.
