Building a custom home can be a daunting task at first but Coble Homes can help you along the whole journey. This section will give you a better understanding of the early stages of what goes into a custom home.
How much does it cost to build a custom home?
This is usually one of the first questions I get when people contact me about building a home for them. It's a difficult question to answer without knowing what kind of house they are looking for. It's sort of like asking how much a car costs. However, I can give our average costs:
Typically, we build a house for $250-300 a square foot*
Can we build for $225 a square foot? It is possible with a basic house and finishes.
Can a house cost a lot more? It can, but even our high-end houses in La Jolla, Coronado, and Rancho Santa Fe don't typically exceed $350 - 400 a square foot.

Getting started
The first thing you'll need to have is the land to build the home on. Properties vary greatly and while some are easy to develop, others can be very difficult. Some of the basic things to look for would be the utilities(sewer, power, water). Some will require a septic system that will need to be investigated to make sure it's possible. Once you have a buildable piece of property, it's time to move to the next phase. Sometimes we are involved in this step but most of the time customers reach out to us after they have property to build on. If you have property you'd like us to look at, let us know. It's also a good idea to speak with your lender at this point.
House Plan
Have the property and ready to get started? Next you'll need to get started on a house plan. We can refer you to architects or there are many out there in your local area. Typically, you will start with a floor plan that fits the property. From there the architect will develop a full set of plans that can be sent out for bids. Often, we are reached out to during this phase. It is a good idea to get pricing at this point before submitting to the local building department.
Permits
The permit process varies greatly depending on what city or county you are in. Some area's have art committees, coastal commissions, historical societies and so on. While some areas are a relatively easy process for the patient. Your architect will be able to guide you through this process. If we are brought in early in the process, we can also offer guidance and oversee the architect. You should have a builder selected by this point and ready to go. Often the lender will need information from the builder and may need to be approved. Coble Homes is approved for several lenders already and we can give referrals to a construction lender if you need one.
Construction
Now comes the fun part. We get to build the home for you! We've built many custom homes and know what it takes to create a smooth process for both of us. We are at the jobs, working with the subs and you to ensure you get the home you spent so much time planning for. We are easy to work with and keep you informed during the whole process.
